- IIC underlayment requirement — downtown strata buildings almost universally require IIC-rated underlayment (typically IIC-65 or higher) under any new flooring to control noise transfer between floors. We use compliant underlayment as standard.
- Limited material storage — downtown suites have no garage or basement to stage materials. We deliver close to install date.

Yes — these are some of our most common downtown project locations. We have completed renovations in dozens of downtown Vancouver towers including most major Yaletown and Coal Harbour buildings, with full strata pre-approval paperwork on every project.
How do you handle the elevator booking and material delivery?
We book the freight elevator with your concierge/building manager, deliver materials in batches sized to fit the elevator and the time slot, protect hallways and elevators with corner guards and floor protection, and remove all debris in a single planned removal at end of project. This is routine for every downtown project.
My building does not allow hardwood — what are my options?
Most downtown buildings allow engineered hardwood with proper underlayment, or LVP (luxury vinyl plank). Engineered hardwood looks identical to solid hardwood with better noise control. LVP gives you the same look at a lower price point with even better sound performance. We bring samples to show you the difference.
How long does a downtown Vancouver condo kitchen renovation take?
Typically 3–6 weeks once on site — faster than a single-family kitchen because the space is smaller and the scope is contained. Add 2–6 weeks before that for strata pre-approval and any custom-cabinet lead time.
