The UBC area covers the University Endowment Lands (UEL), Wesbrook Village, Hampton Place, and University Hill. It is its own governance area — outside the City of Vancouver — with the UEL Administration handling building permits. The housing stock is a mix of older single-family faculty homes, newer townhouses, and the growing Wesbrook Village condo development.

We know the UEL permit process, work with both owner-occupiers and rental investors (a significant portion of UBC-area properties are faculty rentals or grad student rentals), and our showroom is about 15 minutes from UBC.

- University Hill home renovations — mostly single-family older homes, full kitchen and bathroom scope.
What makes UBC-area renovations different
- UEL governance, not Vancouver — the University Endowment Lands is administered separately from the City of Vancouver. Building permits go through the UEL Administration with their own process. We know the routine.
- Mixed owner/rental property base — about half of UBC-area properties are owner-occupied (often faculty), half are rentals. Renovation scope and material choices differ accordingly.
- Faculty home conditions vary widely — some UEL faculty homes have been carefully maintained for 60 years, others have been rented for decades. We do a thorough pre-renovation assessment.
- Wesbrook Village strata structure — the newer Wesbrook buildings are full strata, with typical IIC underlayment and pre-approval requirements.
- Distance to showroom — our 1916 W Broadway showroom is about 15 minutes from most of UBC. Material selection in person is realistic.

UBC area renovation costs vary based on whether it is owner-occupied (where higher-end finishes are typical) or rental turnover (where speed and durability matter most). Owner-occupier kitchen: CA$45,000–CA$80,000 mid-range, CA$80,000–CA$160,000 high-end. Rental property turnover: CA$15,000–CA$30,000 for cosmetic kitchen + bath + flooring refresh. Bathroom renovation: CA$20,000–CA$45,000 for owner-occupier, CA$10,000–CA$18,000 for rental turnover.
Wesbrook Village condo renovations track the downtown Vancouver pricing model: CA$25,000–CA$60,000 for kitchen, CA$15,000–CA$30,000 for bathroom.

Do you renovate faculty homes in the University Endowment Lands (UEL)?
Yes — faculty home renovation is one of our common UBC-area project types. We know the UEL permit process (which is different from City of Vancouver), work with the older 1950s–1980s single-family faculty homes, and have completed kitchen and bathroom renovations across the UEL.
Can you do quick turnover renovations for my UBC rental property?
Yes — we do rental turnover work regularly. Typical scope is paint, flooring (LVP for durability), light kitchen update (counter swap, hardware, paint cabinets), bathroom fixture update. Timeline is usually 1–3 weeks depending on scope. We focus on durable finishes that survive tenant rotations.
Do you work in Wesbrook Village condos?
Yes — Wesbrook Village strata renovations follow the same process as other Vancouver strata buildings: pre-approval paperwork, IIC underlayment specs, elevator booking. We have completed renovations in the Wesbrook towers.
Does the UEL require building permits differently than Vancouver?
Yes — the University Endowment Lands has its own administration that handles permits separately from the City of Vancouver. The process is similar but the paperwork goes to UEL Administration. We handle this coordination on every UEL renovation that requires a permit.
How far is your showroom from UBC?
About 15 minutes from our showroom at 1916 W Broadway to most of UBC, depending on traffic. Coming in to see materials in person is straightforward.
