Luxury Vinyl Plank (LVP) and Stone-Polymer Composite (SPC) are the fastest-growing flooring categories in Vancouver — and for good reason. They are 100% waterproof, dimensionally stable across Vancouver's humidity swings, durable against pet scratches and family wear, and the print quality has improved enormously in recent years. A good LVP looks like real white oak from three feet away.

We carry over 700 LVP and SPC products in our West Broadway showroom, from entry-level builder-grade to commercial-grade lines suitable for restaurants and high-traffic offices.

LVP vs. SPC — what is the difference?

  • LVP (Luxury Vinyl Plank) has a flexible PVC core. Slightly softer underfoot, slightly warmer, can have a small amount of memory after impact. Often less expensive.
  • SPC (Stone-Polymer Composite) has a rigid stone-mineral core. Harder, more dimensionally stable, better at hiding minor subfloor imperfections, and works well in commercial applications. Slightly cooler underfoot.

For most Vancouver residential projects today, we recommend SPC for its rigidity and stability, especially in condos and rental applications.

Best applications for LVP and SPC in Vancouver

  • Condos (strata buildings) — our most common LVP install. Over an IIC 65+ acoustic underlay that meets strata requirements.
  • Basements — perfect over concrete with a proper vapour barrier. Most Vancouver basements get LVP or SPC.
  • Kitchens — fully waterproof, scratch-resistant, comfortable underfoot.
  • Bathrooms — yes, LVP/SPC works in bathrooms if installed properly with sealed perimeters. Many homeowners still prefer tile here.
  • Rentals and investment properties — durable, low-maintenance, easy to replace plank-by-plank if damaged.
  • Family homes with pets and kids — scratch- and stain-resistant, easy to clean.
  • Commercial spaces — offices, retail, gyms, clinics — heavier-duty SPC lines available.

Wood vs. stone look LVP

Modern LVP prints come in two main categories:

  • Wood-look LVP — replicates oak, walnut, maple, hickory, and exotic species. The most popular choice for Vancouver homes. Plank widths from 6" to 9" widely available.
  • Stone-look LVP — replicates marble, travertine, slate, and concrete. Popular in modern Vancouver kitchens, bathrooms and entries where tile is desired but a softer, warmer feel is preferred.

Wear-layer thickness — what to look for

The wear layer is the clear protective top film. For Vancouver homes:

  • 12 mil — entry-level, residential light traffic only.
  • 20 mil — solid residential grade, suitable for most homes.
  • 28 mil and up — heavy residential, family homes with pets, light commercial.
  • 40 mil+ — full commercial grade, restaurants and high-traffic retail.

We typically recommend 20 mil minimum for Vancouver residential installs, 28 mil if you have kids or pets.

  • Self-levelling if subfloor variance exceeds tolerance (usually 1/8" over 6 ft)
  • Acoustic underlay (IIC 65+ for strata condos)

Common Questions

Is LVP good for Vancouver condos?
Yes — LVP and SPC are excellent choices for Vancouver condos. They are 100% waterproof, dimensionally stable, and install easily over the IIC 65+ acoustic underlayment that most Vancouver strata buildings require. We have installed LVP in dozens of Yaletown, Coal Harbour, and downtown buildings.
Can I install LVP over my existing tile or hardwood?
Sometimes — depending on the condition of the existing floor and the height transitions to adjacent rooms. We inspect during the in-home estimate. Often it is simpler and cheaper to remove the existing floor; sometimes installing over works fine.
How much does LVP installation cost in Vancouver?
LVP material typically runs $4–$8/sqft for residential grade, $9–$14/sqft for commercial. SPC runs slightly higher than LVP. Installation labour is typically $2.50–$4.00/sqft. Add subfloor prep if needed. These are planning ranges; we give itemized written quotes.
Does LVP feel cold like tile in winter?
No — LVP and SPC are noticeably warmer underfoot than tile, though slightly cooler than carpet or wood. SPC is slightly cooler than LVP because of the rigid stone core. Most Vancouver homeowners find LVP comfortable year-round.
How long does LVP last?
A quality residential LVP or SPC installed properly should last 15–25 years in a typical Vancouver home. Commercial-grade product can last 20–30 years in high-traffic applications. Most failures we see come from cheap product (low wear-layer thickness) or poor subfloor prep, not from the LVP technology itself.
