But Vancouver's coastal climate makes hardwood selection more important here than in drier cities — get it wrong and you will see cupping, gapping, and squeaking within a season.
This guide covers everything Vancouver homeowners should know before choosing hardwood: engineered vs solid, condo considerations, basement risk, humidity management, and how to budget for a quality installation.
Engineered vs solid hardwood in Vancouver homes
Solid hardwood is one continuous piece of wood. Engineered hardwood is a real-wood top layer (3–6mm typically) bonded to a stable plywood or HDF core. Both look identical when installed.
For most Vancouver homes, engineered hardwood is the right choice, for four reasons:
- Coastal humidity — Vancouver winters bring 80%+ humidity, summers drop to 60%. That 15-20 point swing causes solid hardwood to expand and contract enough to cup and gap. Engineered's stable plywood core resists this dimensional movement.
- Concrete subfloors — Vancouver high-rise condos and many newer homes have concrete subfloors. Solid hardwood cannot be glued or floated over concrete without significant moisture risk. Engineered hardwood can be glued or floated with a proper vapour barrier.
- Condo strata requirements — engineered hardwood is much easier to install over the IIC 65+ acoustic underlayment that Vancouver strata buildings require. Solid hardwood typically requires nail-down, which is rarely allowed in condos.
- Refinishing — solid hardwood can be refinished 4–7 times over its life. Engineered with a 4–6mm wear layer can be refinished 1–3 times — enough for most Vancouver homeowners, who typically refinish every 15–20 years if at all.
We still install solid hardwood for clients with heritage Kitsilano or Shaughnessy homes who want period-accurate floors and accept the seasonal movement.
Vancouver-specific considerations
Humidity and seasonal movement
The biggest hardwood failure mode in Vancouver is moisture-related cupping and gapping. To minimize this:
- Acclimatize wood on site for 5–7 days before installation. The boards need to reach equilibrium with the home's humidity before being nailed/glued down.
- Run a humidifier in winter and dehumidifier in summer if your home swings beyond 35–55% RH. Most Vancouver homes naturally fall in this range, but new tightly-sealed builds and basement suites can fall outside it.
- Engineered hardwood handles this better than solid, but no wood floor is immune.
Concrete slab installations (condos + newer homes)
If your subfloor is concrete (most Vancouver high-rise condos, many newer townhouses), the installation method matters:
- Glue-down: most common for engineered hardwood on concrete. Requires moisture test of slab first.
- Floating with vapour barrier: works for click-lock engineered hardwood. Combine with IIC-rated acoustic underlayment for condos.
- Nail-down: not possible over concrete (no wood subfloor to nail into).
- Solid hardwood: should not be installed over concrete in Vancouver. Engineered only.
Basements and below-grade installations
Vancouver basements pass moisture vapour from concrete even when they look dry. Solid hardwood does not belong in any Vancouver basement. Engineered hardwood can work with strict moisture testing and a proper vapour barrier, but most Vancouver basements we recommend LVP or SPC instead — fully waterproof and dimensionally stable below grade.
Condo strata requirements
Vancouver strata buildings typically require:
- IIC 65+ acoustic underlayment for any hard-surface flooring
- Contractor insurance certificate
- WorkSafeBC clearance letter
- Signed indemnification form
- Strata council pre-approval (2–4 weeks)

Hardwood species we install in Vancouver homes
- White Oak — most popular Vancouver choice in 2026. Hard, scratch-resistant, takes stain beautifully, works in modern and traditional spaces. European white oak (wider planks, finer grain) is the premium option.
- Red Oak — traditional Vancouver choice, slightly warmer pink-red tone, very durable. Common in 1960s–90s Vancouver homes.
- Maple — hardest of the common species, pale and clean, great in modern condos and minimalist spaces.
- Hickory — extreme hardness and dramatic grain, popular for character homes and rustic styles.
- Walnut — premium dark wood with rich grain, softer than oak but stunning in feature rooms.
- Ash — pale, grainy, on-trend in modern Vancouver homes.
- Engineered exotics — Brazilian cherry, teak, acacia, and others available through our showroom.
Pre-finished vs site-finished hardwood
- Pre-finished (factory-finished) — most popular in Vancouver. Sealed at the factory with multiple layers of aluminum-oxide wear layer. Faster install (no on-site sanding/sealing), tougher finish, ready to walk on immediately, no fumes in your home during install.
- Site-finished (unfinished) — sanded and finished on site. Allows custom stain colours, fully flush board edges (no micro-bevels), and matches existing original floors in heritage homes. Slower (3–5 extra days for cure), more disruption, dust and fumes during install.
Wide plank vs standard width
Plank width is a major design and budget consideration:
- Strip (2.25"–3.25" wide): traditional 1960s–80s Vancouver homes. Inexpensive material, busy visual look.
- Standard plank (5"–6.5" wide): most popular for mid-range Vancouver homes today. Balanced look + price.
- Wide plank (7"–9.5" wide): premium look, current Vancouver design trend. Higher per-sqft cost. Engineered required for stability.
- Extra-wide plank (10"+ wide): luxury statement floor. European engineered hardwood. $$$.

For most Vancouver homes in 2026, engineered white oak in a 5"–7.5" plank with a matte UV-cured finish is the most popular choice. It handles Vancouver humidity well, looks modern and timeless, and stays flat over time. Solid hardwood is best reserved for heritage homes where period-accurate floors matter.
Can I install hardwood in a Vancouver basement?
Solid hardwood cannot go in a basement (concrete subfloor passes moisture vapour). Engineered hardwood can be installed over concrete with a proper vapour barrier and the right installation method, but for most Vancouver basements we recommend LVP or SPC instead for full waterproof peace of mind.
How long does hardwood installation take?

Can hardwood be installed over radiant heat in Vancouver?
Engineered hardwood can be installed over Schluter DITRA-HEAT or hydronic in-floor heat — provided the surface temperature stays below 27°C/80°F and the manufacturer approves it.
